Listing-Contract to Close Services

  • All services listed under LISTING LAUNCH included plus the following:

  • Obtain Missing Signatures on Offer to Purchase and Disclosures as Needed

  • Send Congratulations email to seller with next steps 

  • Send introduction to Buyer’s agent

  • Coordinate Delivery of Due Diligence Check to seller

  • Obtain Signed Copies of DD & EMD Acknowledgement

  • Set up Closing with attorney and add to calendars

  • Send Seller the Attorney Information Sheet and assist in filling out if needed

  • Inform Seller of Inspection dates/times-add to calendar

  • Send Seller “Preparing for Buyer Inspection” checklist

  • Add Due Diligence Date, Appraisal, Walk-Through & Closing to Calendars

  • Draft/Send Repair Request & Amendments to the Contract to Clients for Electronic Signatures

  • Coordinate contractors for repairs if needed

  • Confirm Repair Requests are completed Prior to Due Diligence Deadline

  • Order Home Warranty where Applicable & Send Invoice to Attorney’s Office

  • Send Agent Commission Disbursement to attorney

  • Order Closing Gift 

  • Collect Repair Receipts/Invoices from Clients and Send to Buyer’s Agent 

  • Send Utility Information to Buyer’s Agent

  • Review Closing Disclosure/HUD (agent must do final approval)

  • Confirm Final Walk-Through & Key Administration

  • See If Buyer’s Agent will Bring Lockbox & Sign to Closing

  • Confirm Funds are at Attorney’s Office & Deed is Recorded

  • Upload Documents Needed for Broker’s Office for File Compliance- Skyslope etc.

  • Confirm Agent is paid

  • Add property into Past client database
